Spring is the usually best time to sell a home. Regardless of whether it’s a buyer’s market or a seller’s market in Vancouver, real estate inventory almost always rises in the spring. Why is that? This is because the largest number of buyers are actively searching for a new home during April, May, and June.
When Sellers decided to sell their home, there are a lot of Realtors in Vancouver out there today to choose from. Chances are Sellers may already know one from within your own social circle. Sellers can get referrals from neighbours, friends, and relatives. Here are 5 tips to on how to find a Realtor in Coal Harbour.
Tip #1 – Finding a Realtor with the Right Credentials
Look for a Realtor who does at least 1 or 2 transactions every month. When reviewing a Realtor’s credentials, look for the Realtor who’s been working in sales, negotiations, and contracts for at least five years, preferably in real estate or property management. Four years experience and a regular stream of transactions mean a Realtor likely has a good feel for the process and can help find you the best deals.
Agents with less experience can still be a good choice if they know you and the area well, especially if they demonstrate a great work ethic and strong customer service skills.
Tip #2 – Find a Realtor who works in your area.
The Realtor you work with should know the Coal Harbour area well. A Realtor who lives and works in your area will be aware of the best neighbourhoods and trends regarding prices. A local Real Estate Agent will also know small details, like where the best schools are, commute times, and so on. You want to find top real estate agents in Coal Harbour that has the experience, networks, and knowledge.
Tip #3 – Check the agent’s license.
Obviously, you want an agent who’s properly licensed. To help Buyers and Sellers know if the Realtor they are working with is licensed or not, Real Estate Council of British Columbia (RECBC) has a website set up to search if the Realtor is licensed or not. The legislation requires the Council to publish disciplinary orders made by Discipline Committees of the Council. To fulfil this requirement, the Council publishes summaries of disciplinary hearing decisions and consent orders online and in its newsletter, the Report from Council.
Tip #4 – Look for awards and honours to help narrow your choices.
Check a Realtor’s website and resume for awards, honours, and other signs of recognition. Things like a “Medallion Club” award can be a sign of a quality agent who’s likely to exceed your personal needs. The Medallion Club qualifiers are selected from the top 10 percent of Greater Vancouver Realtors providing MLS services.

Each neighbourhood has its own unique demographic. For example, many overseas Foreign Buyers prefer to buy homes in Vancouver Westside, close to good schools, i.e. Lord Byng Secondary School, and University Hill Secondary School. About 50% of Buyers in Vancouver Westside have overseas background. Many overseas Buyers also invest heavily in Coal Harbour area.
